Industry shaped this city early. Ford's San José Assembly Plant opened here in 1955 and ran until 1983, and its site became the Great Mall, which opened in 1994. Outside sales and dining areas, the county's plan requirements name seamless epoxy among approved floors, and its floor guide says epoxy has to be troweled on at an even 1/8 inch or more, with a cove at least 4 inches up the wall in most areas. Epoxy paint and the rolled-on epoxy used on garage floors are not accepted.

Garage Floor Coatings for Older Tracts and New Townhomes

The 2015 Housing Element put the median Milpitas home's build year at 1977, with just over half of the housing then standing built in the 1960s and 1970s. The city describes Sunnyhills as a historic neighborhood, first developed alongside the Ford factory. Newer housing has filled in since: the 2008 transit area plan planned for 7,577 homes, and over 90% of them were entitled, permitted or built by 2019, and the Milpitas Metro plan adopted in 2023 allows up to about 7,000 more, between 2,000 and 4,000 of them on the Great Mall site. The city also has a higher share of townhouses than the county overall.

An older garage slab may have cracks, and we repair those as part of prep. Professional coatings also call for the slab to be mechanically ground to the roughness the coating maker specifies, which is more for a broadcast flake system than for a thin coat. Acid etching gives too shallow a profile for most professional systems. A garage in a townhome built a few years ago still needs the same surface profile, since the bond depends on it.

With full-broadcast flake, vinyl chips are scattered over the wet base coat until it can't take any more, the excess is scraped and swept off once it hardens, and a clear coat seals what stays down. Hot tire pickup: warm tires can soften a weak coating, with plasticisers in the rubber adding to it, and lift it off the concrete as they cool. Thin, low-solids coatings over poorly prepared slabs are the usual casualties, so surface prep and coating thickness matter most.

Moisture Testing Before We Price the Job

Water vapour moving up through concrete can push a new coating into blisters or stop it bonding, so every slab is checked before we quote. One standard test, ASTM F1869, catches the vapour the surface releases under a calcium chloride dish over a set time; the other, ASTM F2170, reads relative humidity inside the slab with probes. Coating makers often work to 3 lb per 1,000 sq ft per 24 hours or 75% relative humidity, though every product has its own limit, and a slab over that limit calls for a moisture-mitigating primer.

Weather affects scheduling too. A nearby long-term record, the San Jose station's 1971-2000 normals, shows July highs averaging around 84°F, January lows near 42°F and about 15 inches of rain a year, roughly four-fifths of it between November and March. Curing slows down in cold weather, so a winter floor may need extra days before it takes a car.

Metallic epoxy starts as a clear epoxy mixed with metallic pigment. While it's still wet the installer moves it around to form swirls and veining, so no two floors look alike. That suits showrooms, office lobbies and living areas. Bear in mind that many epoxies yellow after long spells of strong sunlight, so mention any big south-facing windows at the estimate.
