Garage Floor Coatings
A garage floor coating covers bare concrete with a sealed surface that is easier to clean. Coating makers call surface preparation the most critical factor in how long it lasts.
Many garages here sit on slabs poured decades ago. The city's Housing Element says more of Fremont's homes were built between 1960 and 1979 than in any other period, and that 79% of the housing stock went up between 1960 and 1999. Before any coating will bond, an old slab has to be cleaned and mechanically profiled.
Professional systems go down over concrete that has been diamond ground or shot blasted to a set texture, graded on the industry's ICRI concrete surface profile scale; broadcast systems generally call for a rougher profile than thin films. Etching, which some DIY kit instructions call for instead of grinding, leaves a shallow profile that is hard to verify, and industry guidance discourages it for professional floors. Good prep is also the main defense against hot-tire pickup, where heat and chemicals from tires soften a coating and lift it. Coating makers point to poorly prepared concrete as the usual root cause, and to thin, low-solids films as the most vulnerable.
Flake and solid color
Garages get either a full-broadcast flake floor or a solid color coating. In a flake floor, vinyl flakes are broadcast into a wet base coat until no base coat shows through, which installers call broadcasting "to refusal." Once that cures, the loose flake is scraped off and a clear topcoat seals the rest in, and the flake texture adds some grip underfoot. Wet floors: smooth coated concrete can be slippery when wet, and a garage takes in rainwater on tires from November to March. Flake texture helps, and an anti-slip aggregate such as aluminum oxide can be added to the topcoat where extra grip is needed.
Commercial Epoxy Flooring
The city counts over 900 advanced manufacturing companies, providing one in every four local jobs, and the Bayside Industrial area holds more than two-thirds of its 50 million square feet of industrial space. Much of Bayside Industrial was developed in the 1970s and early 1980s, in buildings typically one to two stories high that house everything from warehousing and distribution to manufacturing and auto repair.

Food-prep floors in Alameda County: California's Retail Food Code requires floors in food preparation, storage and dishwashing areas to be smooth, durable, nonabsorbent and easily cleanable, and coved where they meet the wall, with limited exceptions. Alameda County Environmental Health lists a two-part epoxy resin pour at least 1/4 inch thick as generally acceptable and epoxy paint as unacceptable, and it asks operators to check with their District Inspector before buying or installing a floor finish.
Metallic Epoxy Floors
Metallic epoxy carries metallic pigments in a clear epoxy that is worked while still wet, giving a swirled, marbled finish. No two metallic floors come out the same.
It works on interior floors as well as garages. About 23,800 of Fremont's homes are more than 60 years old, and the Housing Element notes that homes of that age may need substantial renovation; a metallic floor is one option when a room in one of them is being redone. One thing to plan for is sunlight: epoxy can yellow under long exposure to strong sun, so a garage that sits open for hours, or a floor under big windows, is worth talking through at the estimate. Moisture, Weather and Curing Around the Bay
Moisture rising through a concrete slab can make a new coating blister or let go of the concrete. It is measured with two standard tests, ASTM F1869 (calcium chloride) and ASTM F2170 (relative-humidity probes set into the slab), and coating makers set their own limits, for example 3 pounds per 1,000 square feet in 24 hours or 75% relative humidity, above which they call for a moisture-mitigation primer or barrier. We test every slab for moisture before quoting, so a problem shows up on the estimate rather than under the finished floor.
The local climate is mild. Temperatures here are moderated by the Bay and the sea breeze, and at the nearby Newark station (1971-2000 normals) July and August highs average about 78°F, while about four-fifths of the roughly 15 inches of yearly rain falls from November to March. Cure times on coating data sheets are quoted at around 70 to 80°F and run longer in the cold, and December and January lows there average about 42°F, so winter installs need a little more time before the car goes back in. That bit of patience pays off for any garage coating, whatever the weather.
Floor coatings sold and used in the Bay Area also come under the air district's rules on solvent content. Under BAAQMD Regulation 8, Rule 3, as amended in 2009, floor coatings have been limited to 100 grams per liter of VOC since January 1, 2011.

Prep can take a large share of the price: an older slab with old sealer or damage needs more grinding before the first coat goes down, and any repair adds to it.

How long does an epoxy floor last?
Professionally installed epoxy floors often last 10 to 20 years with good surface prep and care. Thinner coatings and heavy traffic can shorten that considerably.
How soon can I drive on a new garage floor?
Typical epoxy data sheets allow foot traffic after about 24 hours and cars after around 72 hours, with a full cure in about a week. Those times assume 70 to 80°F, so they run longer on cold winter days, and the product's own data sheet always decides.
Do I need a permit to coat my garage floor in Fremont?
